to build a three-building, mixed-use apartment development on the Norwalk Harbor has been approved by the city’s Planning and Zoning Commission.
Spinnaker Real Estate Partners, doing business as Spinnaker Acquisitions LLC, earlier this summer proposed constructing a 59-unit, five-story apartment building, two office buildings, boat slips, a boardwalk and public space on a 2.72-acre parcel at 108 Water St.
The apartment building will house 25 one-bedroom, 17 two-bedroom, 13 three-bedroom, and four, four-bedroom units. Two, two-bedroom units and one three-bedroom unit will be deemed affordable housing through the city’s workforce housing regulation.
The 4.5-story office buildings will contain a total of about 83,000 square feet and have a ground-floor restaurant and 249 parking spaces.
Spinnaker is under contract to buy the property, the site of a closed marina, from 108 Water Street South Norwalk LLC, which is controlled by West Hartford attorney Eliot Gersten’s Freedom Capitol LLC.
