Virginia-based Performance Food Group has sold its Windsor distribution facility at 1 Market Circle for $4.5 million, brokers say.
Buyer Cornerstone Realty Inc. will lease 180,000 square feet of the building’s 349,320 square feet back to PFG, while the foodservice distributor erects a new facility in western Massachusetts.
CB Richard Ellis represented PFG in the deal.
Based in suburban Richmond, Va., PFG is the result of the 2008 consolidation of snack food distributor Vistar and Italian foodservice company Roma Foods.

Colliers’ area leases
The Hartford office of commercial-property broker Colliers International has brokered a series of Greater Hartford leases.
In Bloomfield, Engineered Building Products renewed its lease on 1,764 square feet at 20 Northwood Drive. LTG LLC is landlord.
At 6-8 Northwood Drive, clothing recycler CMRK leased 7,500 square feet in preparation to relocate from its South Windsor location. 6-8 Northwood Drive LLC is landlord.
In East Hartford, Gallagher Basset Services Inc. leased 10,487 square feet at 55 Hartland St.
In East Windsor, a pair of tenants signed for space in Sofia’s Plaza, at 122 Prospect Hill Road. Ice Imports and River Valley Fellowship Church Inc. each will occupy 2,500 square feet from landlord Sofia’s Plaza LLC.
In Farmington, law firm Stokesbury Shipman & Fingold LLC leased 2,200 square feet at 10 Waterside Drive from landlord Waterside Ten LLC. The law firm moved from 20 Batterson Park Road.
In downtown New Britain, Otis Elevator signed for 3,679 square feet at One Hartford Square office building. Hartford Square Associates LLC is landlord.
Also in New Britain, B&W Paving leased 14,500 square feet at 60 Wooster St. from landlord Warren Trust LLC.
At 321-322 Ellis St., Mike Ganopolous leased 207 square feet of office space from landlord Ellis Street Holdings LLC.
In Newington, Walmart signed for 40,000 square feet at 81 Alumni Road. Vernel Co. is landlord. Also in Newington, DirectBuy leased 9,620 square feet for its showroom and warehouse at 102 Pane Road from landlord H&H Investments. O,R&L Commercial LLC represented H&H.
At 2455 Berlin Turnpike in Newington, Retro Games Plus leased 2,163 square feet from landlord RPG Harvard LLC.
Up the road, at 3573 Berlin Turnpike, American Eagle Federal Credit Union leased 2,400 square feet from landlord Brown Realty LLC for its newest branch.
In Meriden, MCK Trading & Auctions Co. leased 2,400 square feet of office space in the Meriden Enterprise Center, 290 Pratt St.
Also, Mark Carvey leased 1,000 square feet of warehouse space in the enterprise center for storing, restoring and displaying pinball machines.

In Plainville, National Water Main Cleaning Co. leased 18,700 square feet at 75 Neal Court from landlord Neal Court LLC.
Plainville general contractor Northeast Industries Inc. also leased 12,325 square feet in the same building.
In Rocky Hill, Charles Bailey leased 1,238 square feet at 750 Old Main St. from landlord Worthington Properties LLC.
Humanidad Inc. signed for 1,674 square feet in the same building. At 185 Silas Deane Highway, Mindful Solutions leased 650 square feet from LaCava Equities LLC.
In Plymouth, Bay State Cable Ties inked a long-term lease on 15,200 square feet at 75 Napco Drive in the Terryville section from landlord Napco Drive LLC. Matthews Commercial represented the tenant.
In Marlborough, investment adviser Edward Jones & Co. agreed to occupy 1,000 square feet for its newest regional branch office at 5 S. Main St. from landlord Robert M. Elliot.
