Investors that recently paid $4 million for a Rocky Hill office building want to convert the property into 75 apartments.
A team of investors led by Hartford-based real estate development and investment company Staypoint Properties bought the Rocky Hill office building, at 1344-1360 Silas Deane Highway, in late December.
The 2.58-acre property is nestled into a corner of Interstate 91 and Route 99 amid a heavily developed Rocky Hill commercial strip that combines restaurants, retail and office buildings.
The property hosts a five-story, 83,392-square-foot office building completed in 1984, and a 3,060-square-foot fast-food building housing a Wendy’s restaurant, as well as a cellular communications tower.
The owners, led by Staypoint Properties, have submitted a site plan modification proposal to Rocky Hill’s Planning and Zoning Commission, seeking permission to convert the office building into 75 apartment units. The proposal, scheduled to be discussed during the commission’s meeting on Wednesday night, also calls for a drive-up ATM and 12 EV charging spaces.
The apartments would include 52 one-bedroom and 23 two-bedroom units located on floors two through five. The ground-level space would include parking, a lounge, office and meeting room space, and a fitness center, according to the project application.
Joseph Sullo is the founder of Staypoint Properties. He is the principal of a limited liability company that bought a 55% stake in 1344-1360 Silas Deane Highway. The remaining interest was split between three other LLCs whose principals include Gianni Zarrilli (10%), Salvatore Indomenico (25%) and Rino Mozzicato (10%).
Besides Staypoint, Arconn II Realty LLC of Middletown and Zarrilli Enterprises LLC of Wethersfield are listed as the project applicants.
The architect is John A. Wicko Architect LLC, and the civil engineer is Meriden-based BL Companies.
The previous owner of the building received approvals in 2023 to convert the building into 59 apartments, but the project never materialized.
