A 45,320-square-foot office building in Wallingford recently sold for $3.3 million.
The 3.6-acre property at 4 Fairfield Blvd., contains a one-story brick building with four loading docks.
The property was acquired by CT Wallingford Realty Partners LLC, which is owned by Timothy Mingione of Newtown and Michael Mingione of Ridgefield, according to state records. The Mingiones are also partners in a firm called NEC Advisors based in Ridgefield.
The seller was Founders Associates LLC, an affiliate of Community Health Network of Connecticut, which is located across the street at 11 Fairfield Blvd.
O,R&L Commercial’s Frank Hird represented the seller and also procured the buyer.
The building contains about 25,000 square feet of vacant industrial/flex space, which O,R&L Commercial will help the new owner lease.
The new owner plans to renovate the property, adding docks and making other upgrades, according to an announcement from O,R&L. The remaining square footage of the building is leased to a tenant.Â
