A century-old light industrial building in Plainville has sold for $4.13 million, an 88% increase over its last sale price in 2020, according to local land records.
The 106,440-square-foot, four-story structure at 336 Woodford Ave., built in 1916 on 4.75 acres, changed hands via a deed recorded Oct. 27. It previously sold for $2.2 million in late 2020.
The transaction is the fourth this year involving older central Connecticut industrial properties sold by LLCs controlled by Herman Meisels to entities tied to Ben Tyberg. Both men list business addresses in Brooklyn, N.Y.
In February, a Tyberg-affiliated LLC paid $5.65 million for industrial complexes at 550 and 575 Broad St. in Bristol. The 8.6-acre site at 550 Broad includes three brick mill buildings built between 1870 and 1891 totaling 87,426 square feet. Across the street, the 14-acre property at 575 Broad features four brick mill buildings dating to 1915 with a combined 235,687 square feet.
In April, another Tyberg-controlled LLC purchased 61 East Main St. in Bristol for $2.47 million. The 3.44-acre parcel includes three brick mill buildings — 25,272 square feet, 47,914 square feet and 75,272 square feet — all roughly 125 years old, plus a 2,840-square-foot service shop added in 1950.
Joseph Rosenberg, a property manager for Tyberg, said contracts for all four transactions were negotiated at the same time, though the closings were spread over several months. He said no additional sales between Tyberg and Meisels are pending.
Rosenberg added that Tyberg has made “significant upgrades” to the Bristol properties acquired earlier this year.
The Plainville building is occupied under a triple-net lease by Nickson Industries Inc., a manufacturer of premium exhaust accessories and high-performance engine heaters.
