A New York investor has purchased a mixed-use Tudor-style building in Greenwich for $5.25 million, according to the town’s land records.
Greenwich 5 W Putnam Ave LLC bought the two-story, 8,949-square-foot building, at 5 W. Putnam Ave., from Chateau Properties LLC, controlled by John Behette, of Greenwich.
Greenwich 5 W Putnam LLC is controlled by Titan Grove Management LLC, according to state records. Titan Grove Management is controlled by Jeffrey Tannenbaum. He is the founder of Titan Grove, a Harrison, New York-based private investment holding company.
An email to Tannenbaum was not immediately returned.
The building, which was built on a 0.36-acre parcel in 1960, has five retail spaces and five office spaces. The structure, which has a property record for each unit, has a total appraised value of $7.2 million and a total assessed value of $5.04 million, property records show.
Tenants include Tony’s Shoe Repair, A. Wood House & Son jewelry shop, Greenwich Optics and Hunter Douglas Blinds & Shades, according to Marshall Heaven, managing partner of Greenwich-based MH Heaven Real Estate, who represented the seller.
