An 11-unit, four-story office building in Norwalk has sold for $7.3 million, slightly less than what it traded for 20 years ago, according to the city’s land records.
The buyer of the building, at 137 Rowayton Ave., is 137 Ad Astra LLC, controlled by Spencer Kushner and Chase Begor, both of Norwalk. They are the co-founders and co-chairmen of Otter Learning, a South Carolina-based provider of early childhood education, according to their LinkedIn profiles. An email to Kushner was not immediately returned.
The sellers are Sage Rowayton Associates LLC, controlled by Melanie Pien, of Patterson, New York, and TA2 Rowayton LLC, controlled by Gil Ohls, of Greenwich, according to the land records.
Property records list only TA2 Rowayton LLC as the seller, which bought the property for $7.76 million in 2005.
The 18,700-square-foot building, which was built in 1969, was appraised at $3.68 million and assessed at $2.58 million in 2023.
