A multi-building Norwalk property that was recently converted from office space to mixed-use with residential has been sold for close to $10 million.
Belden Square, at 747 Belden Ave., Norwalk, is a 24-unit, mixed-use development with an 11,675-square-foot ground-level medical office suite, and more than 100 parking spaces.
Norwalk Royce LLC and principals Mary K. and Jessica Giguere of Woodbury-based Royce Properties bought the three-story property from Belden Square LLC and Justin Goldberg of Navarino Property Management LLC for $9.7 million. The property has a total appraised value of $12.7 million.
Built in 1989, the complex was revamped in 2017 with a $6.5 million renovation, converting from the 44,000-square-foot office park to its current mixed‐use blueprint.
The complex has two studio apartments, three one‐bedroom/one‐bathroom units, 10 two‐bedroom/one‐bathroom units, and nine two‐bedroom/two‐bathroom units.
It is in a central downtown area near Union Park and the Norwalk River Valley Trail, with close access to Route 7 and Cross Street.
Yale New Haven Children’s Hospital Pediatric Specialty Center occupies the main floor medical suite.
Brad Balletto, senior vice president of investments at Shelton-based Northeast Private Client group, along with senior associates Rich Edwards and Jeff Wright, represented the seller and procured the buyer.
