The property’s occupancy and rental income increased before the sale, with up to 16,000 square feet still available.
A 133,283-square-foot industrial building in North Haven has sold for $6.5 million, according to brokerage firm O,R&L Commercial.
Oak Omega LLC, which is controlled by Brooklyn, New York-based real estate investor Moishe Schwartz, purchased the 8.72-acre property at 222 Universal Drive from Corporate Drive Properties LLC of Brookfield.
Corporate Drive Properties, controlled by William P. Hoadley, acquired the property for $3.75 million in 2017, town records show. The building, constructed in 1956, has an appraised value of approximately $5.57 million.
O,R&L said the building was approximately 50% vacant when it began marketing the property for lease. The brokerage subsequently secured additional tenants, increasing the property’s occupancy and rental income ahead of the sale.
Up to 16,000 square feet of high-bay industrial space remains available, according to O,R&L.
The firm’s brokers Jay Morris, Luke Massirio and Samuel Crampton facilitated the deal. O,R&L said it will continue marketing the available space for the new owner.
