California-based Niagara Bottling has leased 164,725 square feet of warehouse space in Enfield to support its Bloomfield bottling operation, according to a broker involved in the deal.
The water bottler signed the short-term lease in November for space at 35 Manning Road, with occupancy beginning Jan. 1. The facility will serve as an outside warehouse for the company’s Bloomfield plant, which opened in 2016.
Arthur Ross, an executive managing director with Newmark, represented the tenant. He said the landlord is making improvements — including new lighting, cleaning, and office and restroom upgrades — to prepare the building for food-grade use.
The 235,880-square-foot warehouse sits on 19 acres and was built in 1968. It was sold in 2022 for $15.2 million to a Massachusetts-based partnership, 35 Manning Enfield LLC. The owners include Victor C. Galvani and Andrew I. Sacher, both of Wellesley, Mass., and John R. Parsons Jr., CEO of SVN|Parsons Commercial Group.
Sacher is a principal of Massachusetts real estate investment firm AIS, which lists 35 Manning Road in its portfolio.
Niagara Bottling produces bottled water and other beverages for major retailers under both its own and private-label brands. The company operates bottling and distribution facilities across the U.S. and Mexico.
Niagara Bottling opened its Bloomfield plant in 2016 to meet growing demand in the Northeast, investing more than $115 million in construction and three production lines for purified drinking water. The 432,000-square-foot facility employs about 120 people with an annual payroll of roughly $9.5 million, according to the company’s website.
