A New York real estate private equity firm has purchased two apartment complexes in Stamford for a total of $57 million, according to the city’s property transfer records.
K5 Equities, which owns multiple multifamily properties in Westchester County, bought Daycroft Apartments for $33.2 million. The complex, which sits on 5.6 acres at 44-150 Blachley Road, consists of eight two-story buildings that contain 108 apartments across 103,680 square feet, according to property records. The development, which was built in 1958, is appraised at $23.7 million and assessed at $16.6 million.
K5 Equities also purchased Hamilton Gardens for $24 million, property transfer records show. This complex, which sits on 4.48 acres at 333 Hamilton Ave., has four two-story buildings that house 80 units across 76,800 square feet. The complex, which was constructed in 1960, is appraised at $18.4 million and assessed at $12.9 million.
State records list Steve Kessner as the principal of K5 Equities.
The firm bought the complexes from Ahron Rudich, of New York City, doing business as Hamilton Daycroft LLC. Rudich, a principal with Empire Realty USA Corp., bought the complexes for $45.5 million in 2022, according to property records.
K5 Equities also owns Stamford Commons, a four-story, 95-unit apartment building at 112-120 Strawberry Hill Ave., in Stamford, according to its website.
