New York multifamily operator pays $36.1M for two Simsbury apartment communities

A New York multifamily owner and operator recently expanded its foothold in Simsbury with the $36.1 million purchase of two apartment communities totaling 191 units.

In a deed recorded May 7, a limited liability company affiliated with Plainview-based Eagle Rock Properties paid $14 million for The Flats at Talcott, a 90-unit, 11-building property built in 1976 at 51 Hopmeadow St.

Another Eagle Rock-affiliated LLC paid $22.1 million for the 101-unit, 15-building “Residences at Talcott” complex. That property was built in 1981 and sits on 27.5 acres at 1 Old Canal Way.

The sellers of both properties were limited liability companies tied to Irvine, California-based Trinity Property Consultants.

The Trinity affiliates acquired the properties in August 2022, paying $16.4 million for The Residences at Talcott and $10.97 million for The Flats at Talcott, according to land records.

The recent acquisitions further expanded Eagle Rock’s presence in Simsbury, where it already owns and operates another apartment community. The company also manages apartment properties in East Haven, Enfield and West Hartford, according to its website.

Eagle Rock describes itself as a full-service real estate firm offering investment management, property management and construction management services, with a focus on apartment communities in the Northeast and Mid-Atlantic.
