New York investor buys mixed-use property in Old Greenwich for $2.7M

A New York investor has purchased a two-story mixed-use retail-residential property in Greenwich’s Old Greenwich neighborhood, according to the broker representing the seller.

193 SB LLC, controlled by Bharat Chachra, of New York, acquired the 5,570-square-foot building at 193 Sound Beach Ave. on Feb. 12, said Matt Cawley, president of National Multifamily Corp., a New York brokerage.

The property contains two retail units on the first floor and two one-bedroom apartments on the second floor, along with six off-street parking spaces. The retail tenants are Old Greenwich Wine Merchants and The Rummage Room, a thrift store.

Attempts to reach Chachra for comment were unsuccessful. He is a principal at Avon Realty & Management, a New York-based apartment building owner, Cawley said.

The seller was the Mary Louise Bennett Trust. The Bennett family had owned the property for multiple generations, according to Cawley.

Cawley said the listing drew strong interest from buyers.

“Our marketing generated 15 offers in the first week, showing the strength of Connecticut’s transit-oriented business districts for mixed-use properties,” he said.

The building was constructed in 1915 and sits on a 0.14-acre parcel.

According to town property records, the property is appraised at approximately $2.59 million and assessed at about $1.81 million.
