New York firm buys Stratford flex-industrial building for $4M

A New York investment firm has purchased a flex-industrial office building in Stratford for $4 million, marking its entry into the lower Fairfield County market.

KCCT Lordship LLC, controlled by Kloof Capital, acquired the 52,830-square-foot, one-story property at 555 Lordship Blvd., according to Jon Angel, president of Fairfield-based Angel Commercial, who represented both the buyer and seller.

Kloof Capital is a New York-based single-family office and private investment firm.

Kloof Capital plans to continue to expand its presence in the region, Vice President Brett Kaplan said.

Angel said the buyer was attracted to the property’s pricing and occupancy, with the building currently about 65% leased.

The seller, 1608 Development LTD Partnership — controlled by Stratford Executive Park Inc. — had owned the property since 1994, according to property records.

The building sits on 3.21 acres and was constructed in 1982. It was appraised at $4.1 million and assessed at $2.87 million in 2024.
