A developer from Rye, New York, has proposed erecting a 40-unit apartment building in Norwalk next to an apartment building that has 57 units, according to plans filed with the city.
Peter Kosann, doing business as Alpha 5MK 19 Day LLC, plans to raze a 1,400-square-foot, two-story office building on the 1.14-acre parcel at 19 Day St., to make way for a six-story, 46,668-square-foot apartment building that would have 30 one-bedroom units and 10 two-bedroom units. Four units would be designated as affordable housing, per the city’s regulations.
The property is also occupied by a five-story, 58,442-square-foot apartment building with 57 units that was built in 2017 and a 9,800-square-foot, two-story building built in 1945 that houses SoNo 1420 Artisan Distillers. The apartment building would remain on the property but the distillery would be demolished. Parking spaces would be increased to 107 from 74, the application stated.
Calls to Kosann, who is the CEO and founder of Compass Media Networks, were not immediately returned. He bought the property for $19.9 million in 2021.
Last year, Kosann bought an
18-unit apartment building at 18 Fairfield Ave. in Norwalk for $3.35 million and
a 33-unit apartment building called The Outlook, at 71 Connecticut Ave., for $10.5 million.
