New Jersey buyer pays $3M for light industrial building in Bloomfield

A 40,900-square-foot light industrial building on 4.8 acres in Bloomfield recently sold for $3 million.

In a deed recorded April 6, 6 Britton Drive LLC sold the property at 6 Britton Drive to a limited liability company affiliated with Northvale, New Jersey-based Warehouse4Biz.

The principal of the buying limited liability company  – WAREHOUSE4BIZCT2 LLC – is Dan Kwilecki, managing principal of Warehouse4Biz and a principal of its parent company, Kwilecki Development.

The 1966-vintage building is framed out in masonry, has 16-foot wall heights, and exterior walls of brick and metal, according to assessor records.

The principal for the seller – Steven Levesque – is also principal of Total Wall Systems, a company located at the recently sold Bloomfield property.

Kwilecki said Warehouse4Biz offers industrial space for rent in New York, New Jersey and Connecticut. The Bloomfield purchase makes for a second location in Connecticut, the first being in Torrington.

Warehouse4Biz focuses on the development of business incubators for small and medium-sized distribution, manufacturing and e-commerce companies. Kwilecki said it can offer spaces as small as 2,500 square feet in buildings used by multiple tenants, and it has also leased to single-occupant users.

The offer of smaller spaces for inventory-dependent businesses fills a niche in a market that traditionally caters to larger users, Kwilecki said. The development plan for the Bloomfield property will very much depend on the needs of an existing tenant there, he said.

“We are community friendly,” Kwilecki said. “Usually, we look to create work environments or business opportunities for the local community to stay in the community, or to incubate.”
