A four-year-old luxury apartment complex in New Haven’s swank Westville neighborhood has sold for $41.65 million – the state’s highest multifamily housing sale price this year, authorities say.
UOB Eagle Rock Multifamily Property Fund LP bought the five-building, 294-unit Wintergreen of Westville at 400 Blake St. from SA Wintergreen LLC, brokers said Monday.
The sale price, or $141,000 per unit, is the most paid in Connecticut’s multifamily housing market this year, according to Institutional Property Advisors, the buyer’s broker.
The complex on New Haven’s western edge, near Yale University’s campus, opened in 2008, right before the collapse of the peaking Connecticut and U.S. housing markets and the global economy.
The property features one-, two- and three-bedroom units with average unit size of about 1,100 square feet.
Amenities include a 24-hour fitness center, a gourmet kitchen and WiFi, a high-tech business center, outdoor barbecues and 586 ground-level, surface and covered parking spaces.
Institutional Property Investors is a unit of New Haven commercial broker Marcus & Millichap.
