New Haven apartment buildings fetch more than $13M

Shelton-based Northeast Private Client Group managed six recent New Haven property deals containing more than 80 apartments and totaling more than $13 million. 

The latest deal recorded Oct. 5 included four apartments and two commercial suites at 536 Orange St., in the East Rock neighborhood, which sold for $1.3 million from 536 Orange Street LLC to The Pearl on Orange LLC and principal Carol Horsford.

An eight-unit multifamily property also in the East Rock neighborhood at 708 Orange St., sold on Sept. 15, for $1.9 million from 708 Orange Street LLC to Albert Annunziata of East Rock Enterprises LLC.

A five-building multifamily portfolio totaling 28 units sold in September by THP Delaware LLC for $2.94 million. The deals include 20-22 Maltby Place sold to Erya Group A LLC; 131-133 Clay St., sold to Dvash CT LLC; 390-392 Poplar St., to CT 390 Poplar LLC; 593-595 Winchester Ave., sold to Dvash CT LLC; and 188 Butler St., sold to Erya Group A LLC.

Other recent sales include 1476 Chapel St., a 19-unit multifamily property, sold on July 13 for $2.44 million, from Shmuel Aizenberg of Ocean Management LLC to Monroe-based 1476 Chapel Management LLC and principal Neal Patel.

A 10-unit multifamily property in downtown New Haven at 356 Elm St, sold on July 27 for $2.5 million to Lynwood on Elm LLC and principal Sarah Marconi.

A 12-unit multifamily property at 1263 Chapel St, in the Chapel West neighborhood, sold on Aug. 23 for $2.3 million to Michael Feld of 1263 Chapel St LLC from Acrobat Holdings LLC, an affiliate of Ocean Management and Aizenberg. 

Northeast Senior Vice President Brad Balletto; senior associates Jeff Wright, Rich Edwards, and Bob Paterno; and associates Chris Bierezowiec and Pat Hegarty of Northeast Private Client Group represented the sellers and procured the buyers.

They said the New Haven multifamily market remains highly competitive, due in part to Yale University and Yale New Haven Hospital as strong economic drivers.
