Several apartments in a 21-unit luxury residential development being built in New Canaan have gone on the market for at least $2.4 million each, according to a broker representing the seller.
The Quartier, at 15 Burtis Ave., is being built on a 0.75-acre parcel by Ventana LLC, a New Canaan-based residential real estate developer, according to William Pitt Sotheby’s International Realty’s New Canaan-based brokerage The Sneddon Team. The 50,000-square-foot development will consist of two, 3-story buildings – one with 11 units and one with six units – and four free-standing townhouses. The units will average 2,384 square feet in size.
Ventana LLC created the 0.75-acre parcel by joining three parcels on Burtis Avenue and a parking lot on Cherry Street that it bought in 2021, said Russell Kraus, a real estate finance associate with the developer.
The Sneddon Team has listed five units priced between $2.39 million and $5.99 million, with completion expected between September 2026 and the end of next year. The offerings include a two-bedroom apartment, two-bedroom townhome, two three-bedroom penthouses and a three-bedroom townhome.
Construction of the residential development, which was designed by New York architectural firm Replace Urban Studio, began in April and is expected to be fully completed by the end of 2026.
The development will have one unit with one bedroom, eight units with two bedrooms and 12 units with three bedrooms. All units will be priced between $2 million and $6 million, said Jamie Sneddon, who leads William Pitt Sotheby’s New Canaan office.
Amenities will include gardens and terraces, two lobbies with full-time concierges, a fitness center, elevators, a lounge with a catering kitchen, entertainment room, bike storage and indoor parking.
Sneddon said The Quartier offers a “very upscale” living experience in a prime location that is close to shops, restaurants and the Metro-North train station.
“It’s one of the most exciting buildings that has come to New Canaan,” he told the Hartford Business Journal.
