Neighboring retail and office properties in a commercial cluster just off Route 9 in Berlin have sold for $2 million to an affiliate of a nearby dental practice.
In a deed recorded July 16, a limited liability company headed by Rina E. Kavarsky, of Berlin, sold the properties at 259 and 279 New Britain Road to a limited liability company whose principals include Dr. Michael Katz, of Farmington, and Katz Family LLC.
Katz is principal of Katz Family Dental Care, a practice that has an office at 300 New Britain Road, virtually across the street from the recently purchased buildings.
The 0.85-acre property at 259 New Britain Road includes a 2007-vintage, 2,120-square-foot building with two rental units, one leased to a bakery. The second, roughly 600 to 700-square-foot unit, formerly leased to a barber shop, is available.
The neighboring 1-acre property at 279 New Britain Road includes a 1954-vintage, 30,120-square-foot office building of brick and masonry construction with various tenants. The building has about 5,000 square feet of available space for lease, which can be broken down into units as small as about 1,000 square feet, Katz said.
Katz said he plans to invest in some capital upgrades, including a new roof for the larger of the two buildings, as he seeks to complete leasing his new investment properties.

The seller was represented by Mario Longobucco and James McCall of Coldwell Banker Commercial Realty.
