Naugatuck acquires former Risdon factory site

The site of the former Risdon Manufacturing Co. has been acquired by the Borough of Naugatuck for $400,000. Seller of the 12-acre property at 0 Andrews Ave., Naugatuck, which Risdon abandoned when the company relocated to Watertown in 2000, was MVH LLC, whose principal is Robert V. Matthews of Palm Beach, Fla.

The former factory was demolished after Risdon left Naugatuck, and the sale was part of a bankruptcy action involving Matthews, the onetime New Haven developer who earlier this year was convicted on felony conspiracy and money-laundering charges in Connecticut.

The Borough of Naugatuck plans to incorporate the parcel into its master plan for Rubber Avenue and potentially the Port of Naugatuck.

15 Research Drive, Woodbridge

A 14,771 square foot multi-tenanted flex building on 2.3 acres at 15 Research Drive, Woodbridge has been sold by Research Development at West Rock, LLC to Bryan Nesteriak. The sale price was $1.9 million. Four of the five rental units were leased at the time of the sale. The buyer will relocate its engineering and land surveying business from Seymour into the vacant unit. Steve Miller of Levey Miller Maretz and Alan Fischer, CCIM, SIOR, of Fischer Commercial Real Estate represented the seller. The buyer was represented by Robert Pettinella of Select Associates.

11 Sycamore Way, Branford

Dog-grooming company Serenity Paws Grooming LLC has leased a 1,536-square-foot unit at 11 Sycamore Way, Branford from landlord Gray Eagle Inc. The business is co-owned by Kara Foote and Benjamin Moore. William Clark, senior vice president of the Geenty Group, Realtors in Branford, was sole broker in the transaction.

Clark was also sole broker in the leasing of 800 square feet at 124 Pepes Farm Road, Milford by Kee Clean Management Corp. from D’Amato Investments LLC. Kee Clean principal Keith Jang says he will use the space as headquarters for his janitorial business.
