A 9-acre property near the University of Connecticut’s Storrs campus in Storrs has been listed for sale, offering a potential site for new student housing and retail development amid a tight local housing market.
The site, known as The Villages at Four Corners, is located at 1659 Storrs Road, in Mansfield, and is zoned for mixed-use development. It has municipal approvals for up to 361,536 square feet of new construction, including 12,256 square feet of retail space, according to marketing materials from eXp Commercial, which is handling the listing.

No asking price was disclosed. The property is being marketed for redevelopment as student housing, mixed-use or hospitality space. Nearby projects include The Mark Mansfield, a recently approved 254-unit student apartment complex.
The property currently includes several commercial tenants such as restaurants, a convenience store and a gas station.
The marketing materials note that UConn’s Storrs campus continues to face a housing shortage, with roughly 13,900 on-campus beds available for more than 21,000 undergraduates. The university ended guaranteed housing for returning students in 2024 because of capacity constraints.
