Motel for sale as ‘redevelopment site’ in booming area of Berlin Turnpike

A 25-room motel on a busy section of the Berlin Turnpike is for sale and is being marketed to potential buyers as a redevelopment site.

The Value Inn, which sits on 1.7 acres at 176 Berlin Turnpike, was built in 1930 and is owned by Desai Family Trust.

The real estate broker for the property, Helene Cavalieri of Berkshire Hathaway HomeServices New England Properties, said the site’s redevelopment potential is worth more than its existing use as a motel.

“We’re not selling it as a hotel, but as a redevelopment opportunity,” Cavalieri said.

Recently, the area has experienced a surge in development. The property is next to a newly built retail plaza and an Acura dealership; a 72-unit luxury apartment is being constructed behind it.

Cavalieri said the property would be ideal for a fast food restaurant, a car wash or a gas station with a convenience store. The property is in a BT-1 zone, which allows a multitude of commercial uses, including restaurants, professional offices and banks.

The motel is shaped like a “U” and the property has two egresses on the Berlin Turnpike. According to state Department of Transportation data, an average of 25,500 vehicles drive by daily.

The town’s appraisal of the property is $601,200. The asking price is $2.495 million.
