A limited liability company affiliated with New Jersey building materials supplier Bargain Moulding recently paid $1.75 million for a 91,845-square-foot industrial complex in Windham as part of an expansion.
Bargain Moulding CEO Tim Haas said his company was looking for a huge, open space that would allow his company to import materials in bulk from manufacturers. The Windham building will help the company service Connecticut, Massachusetts and Rhode Island.
In a deed recorded Aug. 18, Middletown-based RYBRM LLC sold the nearly 90,000-square-foot industrial complex on 30.7 acres at 730 Windham Road to Pristine Commercial Properties. The company’s principals include Haas, of Medford, New York; Philip Schnitzer, of Commack, New York; and Greg Kleczka, of East Northport, New York.
The complex was built in sections, with its largest buildings dating to 1947, followed by additions in 1969 and 1998.
RYBRM, whose principal is Joel Sofer, acquired the property for $1.5 million in May 2023.
Kyleigh Caron of O,R&L Commercial represented the seller.
Haas said his 40-year-old company supplies contractors and do-it-yourself renovators with direct-from-factory savings on moulding and doors. The Windham location will predominantly serve for storage and distribution, but will also include a showroom, he said.
Bargain Moulding had previously operated out of two locations in Long Island, New York, with a combined 25,000 square feet of space.
Haas said he was attracted to the Connecticut building’s strategic location and bargain price, which was about “one-tenth” of the space costs to be found in Long Island.
The retailer will employ up to nine people to start in Connecticut, but will likely build up to a 30-person staff eventually, Haas said.
“It was just a good location to be near Boston and New York,” Haas said.
