A quarter-acre lot with two mixed-use buildings in a corner of New Britain’s commercial center recently sold for $1.2 million.
In a deal recorded July 7, 340 Arch St. LLC sold 340 Arch St. to a Montvale, New Jersey-based limited liability company headed by Israel Wiznitzer. The seller’s principal is Brian Kutayiah, of Lynbrook, New York.
The property contains a 9,864-square-foot, four-story building with eight apartments and first-floor retail space immediately adjacent to a 5,913-square-foot, three-story building with five upstairs apartments and retail space on the first floor. Both of these brick buildings were erected in 1900, according to assessing records.
Kutayiah’s limited liability company – the seller in the recent transaction – had only just acquired the property in a $1.1 million sale recorded in March of last year.
The sale was off-market, with Amanda Faroni-Sheehan, vice president of commercial investments for Oxford Realty Group with Vanguard PCG, brokering for both sides.
