A new mixed-use development in Rocky Hill’s Glastonbury Avenue Overlay District could help establish a central downtown area with shops and apartments connecting to the riverfront area.
Great River Holdings LLC and Nick Uccello of Rocky Hill have applied to the Town Planning and Zoning Commission with a site plan for Captain’s Walk at 41 Glastonbury Ave.
The 5.1-acre property at the corner of Belden Lane and Glastonbury Avenue is owned by Jim Mitchell of Norwalk and Glastonbury Avenue LLC.
The project includes three buildings, two with a single-family, two-bedroom apartment above. The larger building will have two, two-bedroom apartments on the second floor.
Each building in the development would have a footprint no larger than a very small house, with store fronts on the main level. The height of each building is roughly two stories, and will not exceed the maximum allowed height for the zone.
“Designed to look traditional and timeless, the buildings will mimic the look of some of the older homes located in the district,” the application said.
The Glastonbury Avenue Overlay District and Rocky Hill Plan of Conservation and Development support the establishment of a town center with mixed-use, pedestrian friendly buildings that connect to the riverfront.
“The project is designed in a way that it could easily link to the adjacent property to the east, allowing for orderly continuation of development within the overlay zone.”
