The Marsh Hill Business Park at 4 Oxford Rd. in Milford sold recently for $3.3 million.
The park has a mix of commercial and condominium tenants. It includes 17 units divided among five buildings for a total of some 33,000 square feet.
Colonial Properties Inc. in Orange was the sole broker in the sale.
Michael Richetelli, president and designated broker, represented the seller, Sanibel 955 LLC, while Tony Vitti represented the buyer, Oxford Condos LLC. The new owner’s principals are Avraham Mehl of Brooklyn, N.Y., and David Marasow of New Haven, according to the Secretary of the State’s office.
“We are very proud of being able to transact this sale on behalf of both the buyer and seller, who are both very pleased,” Richetelli said, in an announcement. “It’s truly one of those win-win scenarios where all parties enjoyed a favorable outcome.”
Colonial had also brokered a prior sale of the property in 2005. According to Richetelli, the commercial investment property has a long history of stable tenancy. A variety of tenants, from medical to financial-related businesses, currently occupy the site.

Italian foods business leases Branford space
Nonna Gina’s Prepared Foods & Gelateria recently inked a three-year lease of a 5,000-square-foot space at 750 East Main St., Branford.

Financial terms of the lease were not disclosed.
Carla Maravalle is the business’ principal. It features handmade Italian dinners packaged for pick-up, Italian grocery imports and the frozen dairy treat Gelato Giuliana. The gelateria section includes cups, cones and pints to take out.
Kristin Geenty, president of The Geenty Group, Realtors, was the sole broker in the transaction. The landlord is Massey Properties, LLC. The lease filled the final vacancy in the building, according to Geenty.

Bethany estate sells for record-breaking $1.5M
A country estate in Bethany on over 10 acres sold for $1.5 million in late September, a sum which agents described as the highest residential sale in the town in the past two decades.
Susan Santoro, an agent with William Pitt Sotheby’s International Realty’s Guilford brokerage, handled the residential sale.
The 6,300-square foot property is at 20 Split Rock Rd. and features a custom barn, riding ring, home theater, custom wine cellar, outdoor kitchen, pool and spa.
