Middletown’s 198-unit Hunters Crossing apartments sold for $16.4 million, or $82,800 a unit, brokers say.
Hunters Crossing LLC bought the 41-year-old housing complex at 1 Russet Lane in the city’s Westlake district from Middletown Apartment Associates LLC.
Marcus & Millichap’s Institutional Property Advisors division represented both parties in the sale.
Built in 1973 and updated in 1997-98, the property consists of 60 studio apartments; 114 one-bedroom units and 24 one-bedroom loft/garden-style apartments.
Each first-floor unit has a patio, all second- and third-floor one-bedroom apartments have two outdoor decks and the loft units offer a third rooftop deck.
Common-area amenities include pool, a beach volleyball court, a picnic and grilling area, on-site laundry and a nature trail.

Bloomfield med office
A retired Bloomfield orthopedic surgeon’s office building has sold for $827,750 and will house a dermatology practice.
Comedo Realty LLC bought the estimated 9,460-square-foot building on about 1 ¼ acres at 47 Jolley Drive from retired orthopedic surgeon Thomas Stevens. Comedo will share space in the building with dermatologist Jennifer Pennover.

Commercial broker Colliers International was involved recently in a series of Hartford area commercial leases.
In East Hartford, trucking-motor freight operator Autumn Transportation leased 9,150 square feet at 52-64 Oakland Ave. Colliers represented landlord M&G Associates LLC. Century 21 Clemens & Sons was Autumn’s broker.
In Hartford’s South Meadows, M&M Produce leased long-term 6,800 square feet of warehouse space in a multi-tenant industrial building at 185 Maxim Road for its M&M Center for Winemaking. Colliers represented both M&M Produce and landlord South Meadows No. 3 in the lease.
Also in the South Meadows, the Capital Region Education Council leased 10,800 square feet of warehouse space at 206 Murphy Road from landlord South Meadows No.4 LLC. Colliers represented the landlord; Jones Lang LaSalle was CREC’s broker.
In Windsor Locks, Thrift Books LLC leased 82,320 square feet of industrial space at 295 Ella Grasso Turnpike. Colliers was Winchester’s broker; CBRE New England represented landlord Winchester Partnership.
In Berlin, Silva Industries Inc. leased 1,230 square feet at 870B Four Rod Road from landlord Orissa LLC, whom Colliers represented.
In South Windsor, Harrington Industrial Plastics leased 8,000 square feet at 255 Nutmeg Road South for a distribution center to serve its new Boston piping-products location.
Collier’s represented Harrington, which has more than 40 distribution centers nationally. Tri Town Leasing LLC is landlord.
In Plainville, Celtic Stonework LLC signed a long-term lease for 4,532 square feet at 174 Whiting St. CT Motor Cars is landlord. Colliers was sole broker.
In Bristol, healthcare information-services vendor Evariant Inc. signed for 10,266 square feet at 785 Middle St., near ESPN’s campus, to expand its Farmington-office operations. Pro-Park Group LLC is landlord. Colliers represented Evariant.
In Windsor, PCC Technology Group signed for 13,520 square feet at 100 Northfield Drive for its information-technology support operations. Hub Properties Trust is landlord. Colliers represented PCC in the lease. PCC previously officed at 26 Jerome Ave. in Bloomfield, awaiting buildout of its Windsor space.
