Medical center moves ahead with land deal

Crossroads Medical Center has paid $1.6 million for 7.75 acres in New Haven for its new Healthtrax/Gaylord facility on State Street and Devine Street.

Ground is to break soon on the three-building, 52,000-square-foot medical complex.

The first building will have 18,000 square feet, of which Cardiology Associates of New Haven will occupy 13,000 square feet as the primary tenant, officials said.

Southport refi

Southport Crossing, a two-story, 37,500-square-foot office building in Southport, has gotten $6 million in refinancing from Rhode Island lender Washington Trust, authorities say.

The building is on 0.94 acres at 3530 Post Road/Route 1, adjacent to the Southport train station and Southport Village.

Fairfield County developer Ronald Marsilio, principal in Southport Crossing LLC, is the property’s owner, authorities said.

Master Halco renews

Master Halco Inc. renewed its lease for 19,732 square feet of industrial and office space at 60 Belamose Avenue in Rocky Hill.

Master Halco, based in Irving, Texas, has been housed in the former Pratt & Whitney facility since 2002.

Belamose Business Park LLC is landlord.

Sentry Commercial, along with Daum Commercial, represented Master Halco in the lease negotiations.

 

Windsor sites listed

Jones Lang LaSalle has been hired as listing broker for three single-tenant office and office/distribution properties for sale in Windsor:

• A 171,072-square-foot office/distribution facility located at 235 Great Pond Drive. The two-story, Class A property is absolute net leased by direct-mailer Valassis Communications through 2023. 235 Great Pond, LLC, Smith CT LLC and Smith CT 8 LLC are the owners.

• A 97,256-square-foot Class A office building located at 1 Targeting Centre in Windsor. The four-story building is absolute net leased by Valassis through 2023. 1 Targeting Centre LLC; Smith CT 4 LLC and Smith CT 3 LLC are the owners.

• A 49,815-square-foot Class A office building located at 10 Targeting Centre. The three-story property is triple net leased by Capitol Region Education Council through 2015. 10 Targeting Centre LLC, Smith CT 2 LLC and Smith CT 1 LLC are the owners.

 

Boway renews in E. Granby

East Granby trucking company Boway Express Inc. renewed its lease at the Airport Business Center, 29 Kripes Road.

Boway has been at the property since 1995.

Sentry Commercial represented the landlord, Airport Business Center III LP, in lease negotiations.

 

Pro Forma lease

Pro Forma Wallprint Inc. has leased 768 square feet in a multi-tenant building at 11 Sycamore Way in Branford for its office-business printing and promotional products operation.

The Geenty Group, Realtors in Branford represented Pro Forma’s owners, Thomas and Jennifer Bright, and landlord Gray Eagle Corp. in the lease.

 

Wallingford tenants

Redding Audio and Modern Formals, a tuxedo rental and custom clothier, leased a combined 7,500 square feet at 101 North Plains Industrial Road in Wallingford.

The Geenty Group, Realtors represented landlord, Verna Developers, in both leases.

Weed Realtors represented the tenants.

 

Rocky Hill biz condo

A 1,000-square-foot commercial condominium unit in Rocky Hill has sold for $80,000.

KeyPros Realtors LLC represented buyer Andrew Pulvermacher in the purchase of Suite 322 at 35 Cold Spring Road.

O,R&L Commercial represented seller Miszka LLC.

YantraNet lease

YantraNet Inc. leased a 920-square-foot unit in a multi-tenant facility at 11 Sycamore Way, Branford.

YantraNet President Srihari Gottumukkala said the company provides innovative and customized merchandising solutions for a variety of organizations and clients.

The Geenty Group Realtors represented the landlord, Gray Eagle Corp.
