A Massachusetts-based distributor of pipe, fittings, valves and mechanical equipment has signed a major lease in Bloomfield as part of its expansion into Connecticut.
Charles D. Sheehy Inc., a 74-year-old company headquartered in Avon, Massachusetts, has signed a long-term lease for 56,720 square feet at 460 Woodland Ave., according to real estate services firm Newmark. The deal essentially fills the entire 19-year-old industrial flex building.
It’s the largest new industrial lease in the north-of-Hartford market so far in 2025, said Eric R. Blumenthal, associate director at Newmark, who represented the landlord along with Newmark Executive Managing Director Art Ross.
A limited liability company affiliated with New Jersey-based Vision Real Estate Partners purchased the Bloomfield building in early 2024 for $3.65 million.
Sheehy plans to use the space for storage and distribution as it grows its presence in the region. The company supplies contractors in the mechanical and plumbing trades.
“We are excited we are going to be expanding into the Greater Hartford area,” Sheehy Chief Financial Officer Mary Turgeon said. “We have been more focused on Massachusetts. Adding this location positions us well for the growth we are moving towards.”
Turgeon said her company has launched a hiring campaign and expects the Bloomfield location to be operational within about a month.
Sentry Commercial Director of Brokerage Chris Duclos represented Sheehy. He noted that while two similarly sized spaces were available, none were in as good condition as 460 Woodland Ave.
