Manchester’s 303-unit TGM Waterford Commons apartments in the shadow of Buckland Hills mall sold recently for $49.9 million.
Beachwold Residential LLC bought the 13-building complex at 30 Catherine’s Way from New York-based TGM Associates for $165,000 per unit, according to the Institutional Property Advisors division of Marcus & Millichap, which brokered the sale.
Built between 1998 and 1999, the complex is just off I- 84 and near The Shoppes At Buckland Hills and Evergreen Walk.
Waterford Commons has 47 one-bedroom/one-bath apartments; 193 two-bedroom/two-bath units; and 63 three-bedroom/two-bath apartments, with floor plans from 690 square feet to 1,350 square feet. The average apartment size is 1,043 square feet.
Units feature walk-in closets, in-home full-size washer/dryer units and a private patio or balcony area.
Community amenities include a clubhouse, heated indoor swimming pool and spa, movie theater, fitness center, sauna and steam room, volleyball court, tennis court, playground, barbecue and picnic area, bark park, storage units and carports.

E. Hfd. apts. draw $5.2M sale
The 76-unit Colonial Court Apartments in East Hartford have sold for $5.2 million, or $68,421 per unit, brokers say.
MGG Capital bought the property at 539 Burnside Ave. from Mystic Property Management, according to exclusive listing broker Chozick Realty of Hartford.
Built in 1964 and upgraded several times since, Colonial sits on three acres and has a mix of 20 studio, one single-bed, 47 two-bed, and eight townhome-style units.
The latest improvements added new windows, electrical systems and onsite laundry. It also offers onsite surface and garage parking.
Broker Rick Chozick said the per-unit price is the highest paid to date within the East Hartford market.
Chozick says he twice before has brokered the apartments’ sale: in 1997 and again in 2002.

Real’s Windsor refiÂ
Landlord The Real Group II LLC recently did a $21.24 million refinancing of eight industrial and flex office buildings in Windsor through Rhode Island lender Washington Trust.Â
The octet are within a mile of each other in Windsor’s Day Hill Road industrial corridor, Washington Trust said.
Combined, the portfolio totals 317,580 square-feet of space including both single and multi-tenant properties.
The landlord could not be reached for comment.

UConn’s Canton debut
UConn Health’s new medical office building is now open at 117 Albany Turnpike in the CVS Plaza in Canton.
The two-story, 17,000 square-foot building offers a variety of services including primary care, family medicine, dermatology/Mohs surgery, a blood drawing station, and an urgent-care center open Monday through Friday, 9 a.m. to 9 p.m., and weekends and holidays from 10 a.m. to 6 p.m.
Denis Lafreniere, UConn Health’s medical director of outpatient services and associate dean for clinical affairs, said the new medical office “will expand access to quality health care for the citizens of Canton and the surrounding towns.”
The town economy, too, will benefit, Lafreniere said, from the presence of some 40 full- and part-time employees in the building.
