Manchester officials have granted final approvals for a local dentist proposing to build a pair of office buildings abutting the Hockanum River.
The town’s planning and zoning commission in a virtual meeting Monday unanimously greenlit a special exception for Jatinder Sharma, owner of Signature Smiles Family Dentistry, to build a two-story, 10,000-square-foot general office building and adjacent one-story, 5,000-square-foot medical office building at 501 and 521 North Main St.
The zoning commission also approved other inland wetlands, erosion and sedimentation control and flood plain permits that were needed to push the project forward.
The construction timeline and the price tag for the development are not yet clear. Sharma could not be reached for immediate comment regarding Monday’s approvals.
Plans show the two-building development will provide 72 parking spaces and a pair of two-way driveways. The 2.5-acre site is bordered by the Hockanum River to the north, an office building to the west and a vacant retail building.
Design officials representing Sharma at Monday’s meeting said the building will feature glass at each corner for tenant viewing of the Hockanum River.
Zoning commission chairman Eric Prause said there are many offices along the well-traveled North Main Street corridor.
“It’s good for this neighborhood compatibility,” Prause said after Monday’s vote. “Overall I think this is a really good use of the property.”
The owner of both North Main Street properties is listed as Forde Donna & Burke Mindy F., land records show. Both properties have a combined assessed value of $77,600.
Sharma currently operates Signature Smiles sites in Manchester, Windsor and Hartford.
