A new veterinarian business, CareFur Veterinarians, aims to open soon on the Boston Post Road in Madison.
The .78 acre site, at 1321 Boston Post Rd., has primarily been used for office space in the past.
Property owner JL Boure Holdings LLC is currently pursuing necessary approvals from land use officials to convert the building into a veterinary clinic.
Applicant Philip Doyle of LADA PC, a Simsbury-based landscape architect and planning firm, is seeking a special exception permit and coastal site plan review for building alterations and site improvements for the new use.
The Planning and Zoning Commission has scheduled a public hearing for June 15.
JL Boure Holdings LLC’s principals include Jennifer Lansdowne and Ludovic Boure, both of Durham, according to the Secretary of the State’s office.
JL Boure Holdings purchased the Madison property in August 2022 for $1,135,000, town records show.
The business plans to treat small animals, primarily dogs and cats, according to Doyle.
The one-story building has a 6,580-square-foot first floor, plus a 3,920-square-foot usable basement. No exterior facade changes are planned, though a new ramp to improve exterior handicapped accessibility will be added, according to an application filed with the town.
While the property is in a coastal management area, there are no wetlands nearby, the application states. Currently, there are 48 paved parking spaces, which would be reduced to 42 to allow for more green space and trees.
The clinic plans to conduct all pet treatment inside the building, with no outdoor areas for animals. The applicant indicated that the new use isn’t expected to cause changes in traffic volume, documents show.
The new business has two co-founders and co-owners, veterinarians Lansdowne and Carolyn Gross, according to its website carefurvets.com, which indicates the business will launch in 2023. The business’ name is a mash-up between their first names, Carolyn and Jennifer, for “CareFur,” with a nod to their furry patients.
