Long Island investor pays $5.4M for 61-unit senior living apartment building in New Haven

A 61-unit senior living apartment building in New Haven recently sold for $5.4 million.

In a sale recorded June 26, a limited liability company headed by Long Island real estate investor Moshe Bloorian bought the five-story, 1984-vintage building on nearly 1 acre at 25 Saltonstall Ave.

The seller was an LLC affiliated with the Lynmark Group, a Suffern, New York family-based real estate enterprise.
Lynmark, according to its website, has developed and built real estate projects valued at more than $1.3 billion in 19 states, as well as in Anguilla in the British West Indies.

Bloorian has been an active investor in central Connecticut.

The latest New Haven purchase was financed with a $4.4 million mortgage through Bankwell Bank. The loan carries a fixed 6.81% interest and matures on July 1, 2033.

In early 2023, Bloorian and partners paid $700,000 for a shuttered Palmieri Food Products factory building in New Haven’s Fair Haven neighborhood.

In mid-2023, Bloorian and partners paid $7.5 million for a 63-unit, 1970-vintage apartment building in New Britain.

In 2022, Bloorian was part of an investment group that paid $5.9 million for a 48-unit apartment building near Hartford’s Union Station.

The property at 25 Saltonstall Ave. was listed by Mike Kerwin and David Wildes of Rosewood Realty Group.
