Orange Tree Realty has acquired a three-plus-acre commercial/industrial property at 65-69 Marsh Hill Road, and 0 and 15 Salemme Lane, Orange for $1,650,000. The new owner, whose principals are David, Jason and Roy Silverman, plans to build a restaurant supply warehouse and distribution facility at the site. Seller 65 Marsh Hill Road LLC was represented in the deal by Michael Richitelli, president of Colonial Properties Inc.
“The robust price per acre we were able to obtain for this property was due in part to the superior location, as well as the high demand and short supply of light-industrial product in the market,” said Richitelli in announcing the deal. “This was truly a win-win transaction, as the seller realized a strong price, the buyer obtained an excellent piece of real estate to operate their business and we were able to generate some economic development for the town of Orange.”
The seller’s attorney was Tom Lynch of Lynch, Trembicki & Boynton in Milford; the buyer was represented by John Moehring of West Hartford.

The buyer was 831 Whalley Avenue Partners LLC of New York City, whose principal is Nitsan Ben-Horin. The seller was ZBR Investments LLC of Wilmington, Del., whose agent of record is Lawrence A. Levinson. The transaction closed March 3.

The city’s Housing Authority has acquired a former nursing home site at 34 Level Street, New Haven from 34 Level BSD LLC for $1.17 million in a deal that closed Feb. 28. The former West Rock Convalescent Home is sited on a six-acre parcel. The Long Island-based seller acquired the property two years ago for $1,118,000.
