Landscaping business owner buys 2.5-story mixed-use building in Norwalk for $1M

The owner of a Westport-based landscaping business has bought a 2.5-story mixed-use commercial building in Norwalk for $1 million, according to the city’s land records.

Ruby Street LLC, controlled by Phil DiIorio, of Wilton, purchased the 4,900-square-foot building, at 16 Ruby St., in December. The building contains ground-floor commercial space and three apartments above it. DiIorio is the owner of DiIorio Landscaping and Excavating, which he founded in 1992, according to the company’s website.

DiIorio said he bought the building, which sits on a 0.14-acre parcel and was built in 1948, as an investment property.

The seller is 16-20 Ruby Street LLC, controlled by Toby Cary, of Norwalk. He is the president of TLC Tree Service, a Norwalk-based tree maintenance company. He bought the property for $690,000 in 2020, according to property records.

The property was appraised at $538,620 and assessed at $377,030 in 2023.
