LA Fitness Pumps Up In Connecticut

California-based LA Fitness continues its Connecticut expansion with the opening of a new location in Bristol.

The privately held fitness company has more than 250 locations nationwide and now six in this state.

Tim McNamara, with Sullivan Hayes, has been representing LA Fitness in its search for real estate in Connecticut, Rhode Island, New York’s Westchester County and western Massachusetts.

In Bristol, LA Fitness will anchor the redevelopment of the former Larson Farm property on Route 6, near the Farmington town line, McNamara said. Matt Halprin of New England Retail represented the landlord in the transaction.

The new fitness club has 45,000 square feet, with 42,000 square feet on the ground level and the rest on the mezzanine level.

McNamara said the positioning of the club was focused on capturing the “dense residential population” of Bristol and the surrounding residential and commercial areas, including Farmington and Plainville.

 

South Windsor Industrial

A South Windsor industrial building at 145 Commerce Way has been purchased for $1.825 million by AD&M Associates LLC, which will occupy the property.

The 44,640-square-foot building had been occupied by Namco, which specializes in pools, patios and games, before it relocated to another South Windsor location.

Jay Morris and Bob Gaucher, with O,R&L Commercial, represented the seller, Oakland Road Associates LLC.

The new owner, AD&M Associates, is managed by Robert Vyskocil in South Windsor. The buyer was represented by David Murdock of Sentry Commercial Real Estate.

$21 Million Apartment Deal

Steve Witten and Victor Nolletti of New Haven-based Marcus & Millichap Real Estate Investment Services have brokered the deal of a 327-unit portfolio of apartments in southeastern Connecticut for $21.65 million.

The deal included the Squire One Apartments in New London, which consists of 171 units in 11 separate buildings on 8.79 acres.

The second property was the Willow Pond Apartments in Groton with 156 units spread across six building on 10.15 acres.

Witten and Nolleti represented both sellers, the Squire One Associates Limited Partnership and Prescott Square Limited Partnership, as well as the buyer, Landings Capital and Development LLC.

This is the fourth significant deal for Witten and Nolletti within the past few months. In July, they were involved in the $17 million sale of the 270-unit Morgan at the Park.

 

Southern Connecticut Deal

The Branford-based Geenty Group represented the buyer and seller in a deal for 10,800 square feet of commercial condominium space in Clinton.

McGrady 141 Real Estate Investments purchased the Greystone Park development for roughly $900,000 from MJM Self Storage of Clinton. The Geenty Group said the development totals 17 units.
