Investors pay $7.8M for Rocky Hill apartment, office properties

A pair of investment groups has purchased two Rocky Hill properties — a 41-unit apartment complex and a commercial office site — for a combined $7.8 million.

In deeds recorded Sept. 16, Rocky Hill RSK LLC and 100 Laura LLC acquired the properties in separate deeds from two LLCs controlled by Michael and Lisa Fabiano, of Redding.

The larger of the two deals involved a 4.45-acre property at 100-200 Laura Lane, which sold for $5.61 million. It includes two brick, two-story apartment buildings — a 24,612-square-foot structure completed in 1969, and a 19,524-square-foot structure built in 1972 — totaling 41 units. Both buildings are heated by electric baseboard systems.

The second property, at 748-750 Old Main St., sold for $2.18 million. The 1.5-acre site features a three-story, 25,128-square-foot, brick office building completed in 1973, and a 520-square-foot, wood-sided house converted for office use.

Yechezkel Sussman and Tzvee Rotberg, principals of Rocky Hill RSK LLC, list a Hartford office as their business address in state records. Boruch Sheps, principal of 100 Laura LLC, lists a Spring Valley, N.Y., business address.

Joe and Michael Dimyan, of Brookfield-based Tower Realty Corp., represented the sellers. Joe Dimyan also represented the buyers. He said the properties were sold off-market and as a package.

Dimyan said the buyers hail from Brooklyn, New York, and the purchase is part of a growing wave of out-of-state investors targeting Connecticut real estate.

“Multifamily is a hot market and we are seeing money coming in from out-of-state like we have never seen before,” Dimyan said. “They are calling brokers almost every day looking for deals before they hit the market because it’s an easier way to make sure you get the deal.”

The Rocky Hill acquisitions follow another recent investment by Sussman and Rotberg, who in March paid $6.34 million for a 38-unit, five-building apartment complex in West Hartford.
