Investor pays $2.9M for one mixed-use property, three apartment buildings in Danbury

An investor has purchased a mixed-use building and three apartment houses on Division Street in Danbury for $2.9 million, according to a broker representing the seller.

Division Street Holdings LLC, controlled by Edwin Almonte of Danbury, bought a 2½-story, 5,165-square-foot building at 4 Division St. with ground-floor retail and two apartments above, along with a two-unit, 1,452-square-foot building at 6 Division St.; a three-story, 3,820-square-foot, four-unit building at 14 Division St.; and a three-story, 2,516-square-foot, three-unit building at 14B Division St.

An email to Almonte was not immediately returned.

The seller is A&S Properties, Inc., of Danbury, which bought the properties for a total of $2.92 million in 2004, according to property records.

The buildings, which sit on a combined 1.27 acres and were built from 1858 to 1972, have a total appraised value of $2.33 million and a total assessed value of $1.63 million.

Almonte has bought the properties for investment purposes, said Jeff Wright, a broker with Shelton-based Northeast Private Client Group who represented the seller.

“This was a competitive process, and there were several qualified offers,” he told the Hartford Business Journal. “There is a strong demand for multifamily investment properties in the Danbury market.”

Joe Dimyan, a broker with Brookfield-based Tower Realty Corp., represented the buyer.
