Investor pays $2.08M for historic East Haddam apartment building

An investor has purchased a 12-unit brick apartment building in East Haddam for $2.08 million, according to land records.

Donald F. Tedford II, of Lebanon, acquired the three-story, 11,625-square-foot Champion House Apartments at 83 Main St. He said he plans to complete unfinished renovations and continue operating it as an apartment property.

Built in 1782 as a hotel, the building underwent major Victorian-era expansions in 1839, 1858 and 1880, according to Historic Buildings of Connecticut.

“It has quite a bit of history behind it,” Tedford told the Hartford Business Journal.

The seller is Champion House LLC, controlled by Barry O’Doherty of Marlborough. Tedford said the O’Doherty family has owned the property since 1976; land records show family ownership since 2017. An email to O’Doherty was not immediately returned.

The building includes nine one-bedroom units, a one-bedroom townhouse, a two-bedroom unit and a three-bedroom unit, according to Tyler Perun of Shelton-based Northeast Private Client Group, who represented both parties.

The 1.9-acre property was appraised at $968,200 and assessed at $677,740 in 2022.
