Investor continues string of Waterbury multifamily acquisitions with $3.75M downtown purchase 

A New York investor has added to a string of Waterbury multifamily purchases with a $3.75 million acquisition of a 60-unit downtown apartment property.

A limited liability company affiliated with New York-based Pan Am Equities Inc. sold the eight-story apartment tower on 1.2 acres at 28 Scovill St., to Jefferson Square Apartments LLC, in a deal recorded by the city on June 7.

The 73,728-square-foot building dates to 1969, and last sold for $2.97 million in 2004, according to city assessor records. The building is located in the heart of the city, a block away from St. Mary’s Hospital and adjacent to a city-owned office building.

The buyer’s principal is Yitzchok Kaufman of New City, New York. Kaufman purchased at least three Waterbury multifamily properties last year using various limited liability companies. These included:

  • A $1.4 million purchase of a 16-unit building at 1054 Bank St.
  • A $2.9 million purchase of a 32-unit apartment complex at 1083 Bank St.
  • A $2.9 million purchase of a 61-unit building at 71 Plaza Ave.

Another Kaufman-led LLC paid $2.55 million for a 32-unit apartment building in nearby Torrington in January 2023.

Kaufman’s latest purchase was listed by Shelton-based Alpha Capital, which reported the deal on social media as a $4 million, off-market sale.
