An investor has purchased a four-building commercial property totaling 110,652 square feet on 21.8 acres in Danbury for $7.15 million, according to a broker involved in the deal and property records.
ECB Realty, controlled by Eduardo Batista of Newtown, bought the property at 44-48 Shelter Rock Road, said Christopher Cosio, a broker with Danbury-based Advantage Realty, who represented the buyer.
Calls to Batista were not immediately returned.
The seller was Great American Insurance Co., which acquired the property in 1996, property records show.
The attached structures at 44 and 46 Shelter Rock Road were built in 1949 and sit on 8.74 acres.
They include two two-story buildings totaling 24,124 square feet and 32,284 square feet, and two one-story buildings with 42,884 square feet and 11,360 square feet.
The purchase also includes a 13.1-acre parcel at 48 Shelter Rock Road.
Cosio said the buyer plans to lease the mostly vacant property to new tenants. Scientech, a division of Curtis-Wright Corp. that designs nuclear plant outage devices, occupies about 25% of the space, leasing a mix of office and warehouse areas.
Sperry Rail Service previously occupied the property before relocating to Shelton in 2019.
The property has an appraised value of $5.83 million and an assessed value of $4.08 million.
