Housing takes off at Simsbury’s Dorset Crossing

Simsbury’s Dorset Crossing is exploding with fresh development to join the medical-office building anchoring the mixed-use site off Hopmeadow Street.

Developers Anthony “Tony” Giorgio, a former college professor, and retired Pratt & Whitney President Karl Krapek, principals in The Keystone Cos., announced recently the $3.4 million sale of a 10-acre Dorset tract to house a 168-unit apartment complex.

Construction is due to begin within weeks on the first of seven apartment buildings, plus a clubhouse, swimming pool and covered parking, on the site Eastpoint Dorset Buyer LLC acquired from Keystone, Digiorgio said. The first building at Eastpoint At Dorset Crossing will be completed in early 2015.

The property will have studio, one- and two-bedroom units, with all rents set at market rate.

Hartford’s RM Bradley Brokerage LLC was Keystone’s agent and procured the buyer.

These won’t be Dorset Crossing’s first living units. In January, Keystone sold a three-acre tract for around $750,000 to Chippequa, N.Y., developer Ken Regan, who is erecting 48 units targeted at residents who suffer multiple sclerosis or have other special needs, Digiorgio said.

Foundations and utility and road infrastructure have been laid, and the first of those living units are due to debut before year-end, he said.

The 15,000-square-foot medical office building opened in October 2012. All but about 2,000 of its square footage is occupied, Digiorgio said. Aside from Keystone’s offices (1,200 square feet), other tenants include New England Urgent Care (about 5,000 square feet) and St. Francis Hospital and Medical Center (6,000 square feet).

A second medical-office, with 40,000 square feet, is proposed for Dorset, along with the potential for 20,000 square feet of retail, he said.

Meantime, Digiorgio said Keystone is in talks with retail chains CVS and Walgreens about a potential lease of a pre-approved, 14,500-square-foot Dorset pad site big enough to accommodate a drugstore.

$2.8M Rocky Hill sale

A Rocky Hill professional office-building on Silas Deane Highway has a new owner who paid $2.8 million.

Twenty Eighty Professional Center LLC bought the building at 2080 Silas Deane from 2080 Realty LLC.

The 44,000-square-foot edifice on about 2.65 acres is fully leased, brokers said.

O,R&L Commercial represented buyer and seller.

Clemens & Sons brokers leases

Century 21/Clemens & Sons Realty in Rocky Hill was the broker for several Hartford area leases.

In East Hartford, physicians Yasir Mushtag and Tariq Latif leased 1,170 square feet of medical office space at 585 Burnside Ave. Coldwell Banker-Wethersfield represented landlord Maryann Ukhuedaun. Century 21/Clemens represented the tenants.

At 215 Tolland St., Mobile Car Pro leased 3,000 square feet for its quick-oil-change-lubrication center in Connecticut. Mobile Car Pro has six other locations in Massachusetts and Rhode Island. Clemens represented landlord Athenasia Leventis and procured the tenant.

In Wethersfield, the 4,500-square-foot former Wells Tavern, 580 Silas Deane Hwy., was leased to 580 Silas LLC for 10 years, with a 10-year renewal option. Tenant Yuan Song LLC plans a Japanese-style hibachi restaurant and sushi bar on the site. Clemens represented landlord and the tenant.n
