In March, 104 Connecticut municipalities authorized 562 new housing units, according to the state’s Department of Economic & Community Development (DECD) using data compiled by the U.S. Bureau of the Census.
That figure is up from the 370 permits issued in February, when the seasonal winter home-construction freeze began to ease. The figure also represents a 40.1-percent increase from the 401 home construction permits issued by Connecticut municipalities in March 2019.
For 2020 to date, the total of 1,156 permits issued statewide also represents a 28.5-percent increase over the first three months of 2019 (899 permits).
Of 104 Connecticut municipalities surveyed, the most active last month was New Haven, which approved 306 single- and multi-family housing units for construction. That figure accounted for more than half (54.4 percent) of the statewide total.
The only other municipalities reporting numbers in even double figures for March were Stamford (33 housing permits authorized), Shelton (31) and Milford (13).
Zoom into CE classes
The New Haven Middlesex Association of Realtors is offering virtual continuing-education classes for Realtors seeking to renew their licenses.
There are two mandatory courses for the current CE cycle: “Connecticut Real Estate Agency Law Review & Fair Housing Pt. 1,” and “Connecticut Real Estate Agency Law Review & Fair Housing Pt. 2.”
NHMR is offering the mandatory courses as well as numerous elective courses. The courses are being held virtually online via Zoom meetings. Classes are $30 for NHMR members and $50 for others.
Every two years licensed Connecticut real estate agents must complete 12 hours of continuing education credits to renew their real estate licenses. The deadline for license renewal for agents is May 31.
Individuals may register at nhmrealtors.com/ce-classes/ where they can also view a complete list of available elective classes.
NHMR has also begun offering virtual classes in “Principles & Practices of Real Estate” for people interested in becoming Realtors.
The 60-hour course meets the minimum requirement for agent or broker pre-licensing mandatory education mandated by the Connecticut Real Estate Commission. Candidates must complete 60 hours of class time before they may take the final exam.
The course includes interactive activities and discussion focused on subjects including: concepts of home ownership, contracts, property valuation, governmental powers, license law, taxes and liens, real estate math and financing and fair housing.
Classes are open enrollment, meaning students can begin at any time and the classes run in a continual loop. Any sessions that are missed can be made up in a different session. Tuition is $385 and includes required textbooks. Pre-registration is required.
