Home sales in greater Hartford flatlined in October, and prices for those that did sell were down nearly 11 percent, realty authorities say.
Closed sales of single-family homes remained unchanged at 575 units last month, same as October 2010, according to the Greater Hartford Association of Realtors.
However, pending sales of houses for which buyers await their closings — an indicator of future activity — rose 2.7 percent to 645 from 628 a year ago, the group said Thursday.
Unsold inventory continued to grow in October, up 1.8 percent to 6,393 houses from 6,278 last year.
Fortunately, new listings were down 2 percent to 1,249 from 1,275 a year ago.
The average days a house sat unsold in October was 81 days vs. 82 days last year.
Median home sale prices fell to $212,500 last month vs. $238,000 the same month a year ago.
Hartford area condominium sales fell 12 percent to 125 units in October vs. 142 the month a year ago.
The median condo sale price dropped 15.1 percent to $140,000 vs. $164,950.
