Hearing planned for 112-unit New Haven apartment building proposal

New Haven planning officials this week will be considering a proposal to demolish vacant existing commercial structures and build a new five-story apartment building on Grand Avenue.

The New Haven City Plan Commission is hosting a special meeting and public hearing on Wednesday, Nov. 8 at 6 p.m. 

The owner and applicant, Moshe Feferkorn and JS Dorothy LLC of Airmont, New York, is proposing the development at 873, 887 and 897 Grand Ave.

The proposal includes demolishing existing buildings and then constructing a new, 112-unit residential building, Grand Avenue Apartments.

The site has vacant commercial space currently, including space previously occupied by the business Unger’s Flooring.

Plans are for the new building to have parking and a 1,000-square-foot retail space on the ground floor, with five stories of apartments above.

Of the 112 units, there would be 66 studios, 38 one-bedroom and eight two-bedroom apartments in the 82,000-square-foot building.

JS Dorothy LLC bought the property in November 2022 for $3.1 million, city records show.

Back in July, dozens of citizens in the area submitted a petition requesting that city officials require public hearings to solicit community input on the project. 

“Developing this site without neighborhood and expert input and before the completion of a cohesive plan for the entire area will be a missed opportunity with an impact that will last for decades,” the petition said.
