Hartford’s CityPlace office tower for sale

Hartford’s tallest downtown office tower is on the sales block.

The owners of CityPlace, which is now called the UnitedHealthcare Center in downtown Hartford, have put the 39-story Class A office tower up for sale.

The 30-floor tower is currently 98 percent leased and occupied. Jones Lang LaSalle has been tapped by the ownership group to broker the sale.

The asking price was not disclosed.

Real estate insiders have been speculating that recent renovations on the exterior of the office tower were a signal the property was headed on the market.

They were right.

Construction crews have been busy in recent weeks redoing sidewalks and the main staircase outside the building.

CityPlace’s anchor tenant is the UnitedHealth Group, which has a long-term lease at the property. Other tenants include Morgan Stanley Smith Barney and Willis.

The property is owned by CityPlace LLC, which is a limited partnership group of investors. The office tower is located at the corner of Asylum and Trumbull streets, was constructed in 1983, and has undergone significant renovations during the past five years. 

CityPlace now becomes at least the second major downtown office tower to hit the market. In April, the 12-story Metro Center was also put up for sale. That building was formerly owned by Northland Investment Corp., before it lost the property to foreclosure.
