The 52-unit Willow Woods condominiums in Hamden recently sold for $4.15 million, brokers say.
HLKT 655 Fitch LLC acquired the two-building complex at 655 Fitch St. and 42 Warner St., in the shadow of Southern Connecticut State University, from LMJ Properties LLC, according to co-listing broker Press/Cuozzo Commercial Services and Colonial Realty.
The property consists of 45 two- and seven one-bedroom units on 1.53 acres.
$1.1M Farmington sale
A three-story Farmington office building recently sold for $1.1 million, brokers say.
Second Foundation LLC bought the 9,860-square-foot building on 1 acre at 21 Talcott Notch Road from SCEN International LLC, said seller's broker Sentry Commercial.
CBRE represented the seller.
Enfield industrial space
A 23,640-square-foot Enfield industrial building is for lease, brokers say.
The 35-year-old metal building, which contains about 3,000 square feet of office space and whose heavy power and air conditioning throughout can accommodate manufacturing, is on 2.93 acres at 176 South Road, according to Hartford listing broker Sentry Commercial.
The asked rent is $5.50 a square foot.
Lyon & Billard’s Berlin relo
Berlin's Lyon & Billard Lumber Co. has relocated its Home Design Center to town.
It now occupies 9,600 square feet at 1272 Farmington Ave., housing its retail store, power-equipment sales and service, and a lumberyard occupying about 0.75 acres in the rear.
Formerly Center Hardware, family owned Lyon & Billard made major renovations, including the creation of the Design Center, which was previously in an adjacent town.
The hardware store is still in place, but it is now in a smaller space in the rear section of the building, said Chris Edge, Berlin's economic development director.
They have five Connecticut locations: Berlin; Cheshire; East Hampton; Meriden; and Plainfield.
$1.3M Enfield listing
A 13,350-square-foot, single-story Enfield office building is on the market with a $1.3 million asking price, or $97.38 a square foot, the listing broker says.
Built in 1982 on 3.72 acres at 174 South Road, in the Enfield Memorial Industrial Park, and formerly fully leased to Energy Saving Research and Consultancy (Enernoc), the Class B building is ideal for a single occupant owner/user, according to CBRE-New England. The building will be sold vacant.
Features include exterior monument signage, surface parking, multiple private entrances, 12-foot high ceilings, reception area/lobby, kitchen, large conference room, file room, information-technology room and a combination of private offices and open space.

Middletown broker Trevor Davis Commercial Real Estate LLC recently announced a series of area office, retail and commercial leases in the city. Trevor Davis was sole broker, except where noted.
At The Central, 363 Main St., attorney Ted Raczka signed for 1,100 square feet. Frank Zapulla, doing business as LMX Disc Jockeys, leased 542 square feet. 363 Main Street Middletown LLC is landlord.
At Middletown Business Park, Long Island Ophthalmic Services Inc. leased 1,752 square feet from landlord Boston Middletown LLC.
At the Sanseer Mill Office Park, 282 Main St. Extension, Columbus House leased 2,821 square feet from landlord C&S Investments LLC.
