A 30-unit student housing complex near Southern Connecticut State University in Hamden recently sold for $9.05 million, according to property records.
Pine Rock Townhomes, at 190 Pine Rock Ave., was acquired in late April by Pine Rock Townhomes LLC and Pine Rock 14 Exchange LLC, property records show.
Pine Rock Townhomes LLC is controlled by Leonard Anemer, who lists a Howell, New Jersey, business address, state records show. Anemer is also affiliated with Pine Rock 14 Exchange LLC, records show.
The property, built in 2012 and renovated in 2022, contains townhouse-style units with four bedrooms and three bathrooms averaging about 1,850 square feet, according to Marcus & Millichap, which brokered the deal. Recent improvements included interior renovations, parking lot resurfacing and security upgrades.
The seller was Pine Rock Living LLC, which acquired the property in December 2024 for $3.9 million, property records show. The company has ties to real estate investment firm Penny Lane Associates.
Marcus & Millichap’s Eric Pentore, Wes Klockner and Ross Friedel represented the seller and procured the buyer.
Town property records list the complex’s appraised value at $5.9 million.
