Hamden commercial property with vacancies sells for $1.7M; new investment planned

A Hamden multi-tenant commercial property with increasing vacancies has been sold for $1.7 million.

The 35,355-square-foot property at 1890-1916 Dixwell Ave., was bought by 1890 Dixwell LLC, an affiliate of Atlanta-based Broadpeak Properties.

The property was built in 1972, according to town records, and has multiple retail units on the ground floor with office spaces above and on-site parking.

Real estate investment brokerage firm Marcus & Millichap’s New Haven office said it represented the seller, Hamden-based Eighty One Eldridge Associates Inc., and principal Ke Chiang Chen, and procured the buyer in the deal.

Wes Klockner, first vice president of investments, said “the property’s vacancy has increased since the COVID-19 pandemic.” New owners are planning “fresh investment and oversight,” to reposition the property for new tenants in the well-trafficked section of Dixwell Avenue, he said.

The building sits on 1 acre near the Merritt Parkway entrance, across from the Hamden Marketplace, with Home Depot and Price Rite, CVS, AutoZone, Walmart, and Dunkin’ nearby. 

The property has an appraised value of $2.18 million.
